Terms and Conditions of Auction:The property will sell in its present existing condition with all faults and without warranties provided by the seller or REALTOR/Auctioneers whatsoever. The property will sell for cash. A 5% Buyers Premium will be added to the final high bid price to determine the final contract price. (For example, a $100,000 high bid price plus 5% ($5,000) would make the contract price $105,000.)
$2,500 down the day of auction with the remainder due upon delivery of the deed and marketable title. Purchaser to arrange for their own financing. The sale is not subject to any inspections or financing that might be required by the high bidders lender. All costs for high bidder's loan will be the responsibility of the high bidder and not the seller.
Real estate taxes to be prorated to the day of closing. The seller reserves the right to refuse the last high bid.
A Transaction Fee of $150.00, to be shared equally between the Seller and Buyer, shall be paid to Countrywide Realty, Inc. at the time of closing. If contract is closed by Countrywide Realty, Inc., a closing fee of $100.00 for cash closing or $150.00 for loan closing shall be paid by Purchaser to Countrywide Realty, Inc., at the time of closing, in addition to said transaction fee.
Each and every bidder is urged to inspect the property before submitting a bid on the property.
Statements made the day of auction takes precedent over anything printed or stated prior to auction day.
Seller(s) and/or REALTOR®/Auctioneers are not responsible for accidents or theft.
Real Estate Licensees : A commission of 3% of the selling price will be paid at the time of closing to any real estate licensee representing a buyer on the day of auction. However, said real estate licensee must have registered said buyer in writing or online 24 hours before the day auction with Darrell Simnitt of Countrywide Realty, Inc. or Terry Simnitt of Coldwell Banker Griffith & Blair and be with said buyer the at the auction. Seller will not offer sub-agency to any real estate licensee. All real estate licensees will represent the interests of the buyer and not the interests of the seller. Realtor/Auctioneers represent the seller and are agents of the seller.
